Roofing checks before buying a home

Checking the roof condition before you buy a home is imperative. And, even though it's important to have a survey, this may not indicate any roofing problems due to the type of survey you have. Because of this, you can either use the services of a roofing contractor to look over the roof for you, or you can check over the general condition of the roof yourself to see if there are any major problems.

Things to look for when checking a roof include:

€¢ The age of the roof must be estimated so the amount of general repair work needed can be gauged.
€¢ Slipped or missing tiles must be noticed.
€¢ The condition of the chimney/s should be noted.
€¢ The condition of the ridge tiles should be noted.
€¢ Flashing should be checked.
€¢ Guttering and downspouts should be checked.
€¢ The loft space should be checked for damp patches or problems with the wooden structure.

It's always worth remembering that roofing professionals have many years experience checking the condition of roofs, so relying on your own judgement can be a poor move.
