One of the most common problems associated with flat roofs is the roofing material failing. This is usually some sort of felt which has been attached to the supporting structure. Rainfall is seldom €˜taken away' quickly on a flat roof, so most roof surfaces remain quite wet for some time after a heavy shower. This added to the combination of frost in the winter and high temperatures in the summer makes flat roofs the first point of failure in any roofing structure.
When checking a flat roof the surface of the roofing material should always be checked for tears or rips and the overall condition rated. The boards under the layer of roof coating should also be checked for soundness as any leaks will be first noticed by sagging or spongy patches on the roof.
Many people don't rate flat roofs at all and would always choose a pitched type of roof over a flat type. However, a flat roof is just as good as a pitched roof; it just needs a little more care and attention.
